Municipal Court proceedings continue regarding violations of the Municipal Ordinances concerning the condition of the property. The trial is scheduled to continue before Municipal Court Judge Rosenbluth on April 10, 2023.
Meanwhile, last week two reports were provided concerning the steel beams, strength of concrete, and replacement of curved pipe. On Friday, March 24, 2023 the Township’s Redevelopment Counsel requested further verification including the necessary sealed plans.
In addition, the Property Maintenance Inspector has issued a notice that the fencing must be removed and replaced from the Springfield rights-of-way because of safety issues. The Notice requires compliance no later than the close of business on April 3rd in accordance with the Springfield Ordinances. If this is not accomplished, Springfield intends to obtain a quote and undertake the necessary work. If Springfield does the work (which is required to be done by the property owner), a resolution will be presented to the governing body to impose a lien for all expenses incurred against the property.
We continue to evaluate whether the property owner can complete the project. The Township is actively evaluating its remedies if the project continues to be stalled.
Finally, certain matters are pending before the Union County Construction Board of Appeals which involve substantial penalties against the property owner. We are hopeful that these matters will be scheduled for a determination in the immediate future.
